The cities of Miami, Panama City and Naples have the most expensive homeowners' association (HOA) fees in the United States.
According to research from Realtor.com, Floridians who live in HOAs—wherein a group of residents is elected to a board that creates community rules, maintains common areas, and collects funds to do so—in these three cities have the highest association fees in the country in proportion to the level of mortgage payments.
Census data showed that out of the some 86.6 million owned households in the U.S., approximately 21.6 million paid a condo or HOA fee in 2024. Previous data also showed that the proportion of single-family homes built within HOAs has increased from 49 percent in 2009 to 65 percent in 2023.
According to a September 2024 survey by home repair and maintenance services company Frontdoor, 70 percent of people would prefer to purchase a home in a community without an HOA.
Realtor.com analyzed 300 metros and retained the ones with large proportions of HOAs—i.e. those that have a higher share than the national average (43.6 percent). It then identified—and ranked—cities based on HOA fees that residents in these areas spend in proportion to monthly mortgage payments on HOA fees.
The top 10 metros with the priciest HOAs relative to home prices, according to Realtor.com, are as follows:
Miami–Fort Lauderdale–West Palm Beach, FL:In the Miami–Fort Lauderdale–West Palm Beach area, monthly HOA fees accounted for 26.9 percent of typical mortgage payments. The median monthly HOA fee was $617, while the median listing price for homes with an HOA stood at $425,000.
Panama City–Panama City Beach, FL:In the Panama City–Panama City Beach area, HOA costs made up 22.7 percent of mortgage payments. The median HOA fee was $532, and homes with an HOA had a median listing price of $435,000.
Naples–Marco Island, FL:In the Naples–Marco Island area, HOA fees represented 20.3 percent of monthly mortgage payments. The median HOA fee came in at $711, alongside a median listing price of $648,000 for HOA properties.
Cape Coral–Fort Myers, FL:In the Cape Coral–Fort Myers area, the share of monthly HOA costs represented 19.6 percent of mortgage payments. The median HOA fee was $475, and the median listing price for homes with an HOA was $450,000.
